The University of Southern Queensland (UniSQ) engaged GHD Pty Ltd (GHD) to undertake an initial structural assessment and investigation to the concrete and brickwork of the building façade of T Block and L Block to identify and confirm the cause of deterioration. A combination of defects were identified, including external cracking at the slab edge and external exposed beams, cracking in the brickwork and several observations of spalling and delamination of concrete, corrosion staining, exposed reinforcement, and cracking in brickwork. GHD were further engaged for the recommendation and documentation of remediation methodologies to achieve a ‘like for like’ rectification. UniSQ has a commitment of funds for the remediation of the T and L Block facades and is seeking a fixed price lump sum offer to undertake the following proposed scope of works. 2.1 T Block The scope of works for T Block is defined in the design documentation, however, includes but is not limited to; undertaking patch repairs to deteriorated concrete, removal of spalled concrete, treatment of corroded reinforcements, and reinstatement using a proprietary structural repair mortar followed by a protective elastomeric coating to specified areas. 2.2 L Block The scope of works for L Block is defined in the design documentation and includes but is not limited to; concrete repairs involving a delamination survey, removal of spalled concrete, treatment of corroded reinforcements and reinstatement with a proprietary repair mortar. Brickwork repairs include repointing and replacing cracked units using a compatible mortar system, installing slip joints, remediating compromised brick ties, and applying flexible sealant for improved weatherproofing. There are also internal works to L Block that are required to be undertaken for the purpose of access to the main remediation scope, and where alterations are required, it is the Contractors responsibility for a like for like replacement to make proper.
