The Rottnest Island Authority (RIA) manages a diverse portfolio of commercial operations on Rottnest Island, including retail outlets, food and beverage venues, and recreational activity providers. These businesses operate under leases, licences, and concession agreements issued by RIA. To support these operations, RIA maintains a portfolio of staff housing ranging from shared dormitory-style accommodation to single-family residences. These properties are leased to Island businesses under bespoke Agreements. Certain properties are also occupied by RIA personnel, Government Regional Officer Housing (GROH) tenants, and Department of Health staff. Additionally, some businesses hold long-term ground leases under which they have constructed their own accommodation. RIA has a Property Management Team to manage these properties and associated commercial agreements in-house and engages an independent contractor to deliver the following services: Routine inspections and reporting for all commercial and residential properties leased on Rottnest Island. Ad-hoc inspections and reports for lease commencements and make-good requirements. Note: Visitor accommodation properties are excluded from the requirements. RIA aims to enhance its management of: Safety and compliance across all leased properties. Property condition monitoring, ensuring timely identification of maintenance needs. To achieve these objectives, RIA requires comprehensive, accurate, and evidence-based inspection reports that detail both short-term and long-term maintenance requirements.
